United Kingdom house prices rose 1.4 per cent last month as consumer confidence returned across the country, according to estate agent Haart, but it warned the property market is still constrained by a chronic supply shortage. Haart said on Monday that average house prices stood at £202,238 in July, 1.4 per cent higher than the previous month and 3 per cent higher than during July 2012. The estate agent said total new buyers were up 27.9 per cent on the year but new properties for sale were down 4.4 per cent, which constrained actual sales to a 3.5 per cent increase. ‘Far too properties are coming onto the market,’ said Paul Smith, chief executive officer of Haart. ‘House builders either need encouragement from the centre to build or more existing home owners seeking to buy need to instruct agents to unclog the market,’ he added.
